Tuesday tips on reviewing your settlement statement for closing

You have made it through your deadlines and now it is time for your closing.  Another item I do for my clients is I communicate with the attorney’s office or title company to review your settlement statement prior to closing.  Sometimes, there could be an error that I point out and can save you money.

Please see the 5 top tips I look for when reviewing your settlement statement:

  1. correct closing date;
  2. closing credits shown (if provided for in your contract or any addendum);
  3. real estate taxes prorated correctly;
  4. CDD fee prorated correctly (if the home is in Lakewood Ranch); and
  5. home warranty fee included (if negotiated)

Reviewing your settlement statement takes time and I make the time to confirm the calculations are correct.  My clients appreciate my attention to the details.
